What is ADA / TAS compliance striping?

ADA / TAS compliance striping is parking layout and marking that meets the Americans with Disabilities Act and the Texas Accessibility Standards — the rules that govern accessible parking on Texas commercial properties.

More than blue paint

Stall dimensions, access-aisle widths, slope, signage, and route-of-travel all interact. Get any one wrong and the lot fails.

Most owners find out the hard way

A complaint, a demand letter, a tenant lease requirement, or a TAS inspection. Fixing it reactively always costs more than doing it right.

Restriping triggers it

Any alteration — restriping, resurfacing, reconfiguring — obligates you to meet current standards. We treat it as a compliance project from the first measurement.

The Contractor Problem

You've been burned before. We get it.

ADA compliance is where guesswork gets expensive. Here's what you've probably dealt with, and what we do instead.

What most contractors do.
What Austin Pavement Delivers.

Eyeballed stalls and aisles that fail RAS inspection.

Field-measured to current TAS dimensions. Inspections don't grade on a curve.

Signage at the wrong height or offset, flagged.

Signage mounted to TAS spec, every space.

A striper who treats ADA as "just blue paint."

Stall, aisle, slope, signage, and route designed together.

Verbal quote, surprise charges, change orders.

Written line-item pricing. No surprises.

No documentation when a tenant or buyer asks.

A compliance package — stall map, dimensions, specs, photos.

Disappears after the invoice. No records.

Documented compliance package filed within 24 hours.

No warranty. Once they're paid, it's your problem.

12-month workmanship warranty, in writing.

When ADA / TAS compliance becomes a project

  • You are restriping, resurfacing, or reconfiguring an existing parking lot
  • An ADA complaint or demand letter has been received
  • A new tenant lease requires documented compliance
  • An RAS inspection has flagged stall, aisle, or signage issues
  • Property is being prepped for sale, refinance, or due diligence
  • Existing accessible spaces are missing, faded, or non-compliant in dimension
The Cost of Waiting

A non-compliant lot isn't a someday problem. It's a liability today.

Demand letter
The complaint comes first

Non-compliant accessible parking invites ADA complaints and demand letters, often before you knew there was a gap.

C of O hold
Failed inspection

A TAS inspection that catches stall, aisle, or signage issues can hold up your certificate of occupancy.

Reactive cost
Always more expensive

Repositioning spaces and re-doing a non-compliant lot under pressure costs far more than designing it right the first time.

Our ADA / TAS process

See our full process
  1. 1

    TAS compliance audit

We field-measure existing accessible spaces, access aisles, slopes, signage, and route-of-travel against current TAS standards and document gaps in writing.

  2. 2

    Layout design

We design a compliant layout. Correct number of spaces (including van-accessible), proper stall and aisle dimensions, and appropriate location relative to building entrances.

  3. 3

    Marking installation

Stall lines, access aisle hash marks, and accessibility symbols are installed using long-life traffic paint at proper film thickness and contrast.

  4. 4

    Signage & wheel stops

We install code-compliant signage at the proper height and offset, and add wheel stops where the layout requires them. Van-accessible spaces get the additional sign.

  5. 5

    Final inspection

We walk the project against the TAS checklist before declaring it complete. Anything that wouldn't pass an RAS inspection gets fixed before we leave.

  6. 6

    Documentation

You receive a stall map, dimensional documentation, paint and signage specs, and photos. Everything you need to demonstrate compliance.

The Result

A documented compliance package

A stall map, dimensional records, specs, and photos you can hand to a tenant, RAS, or buyer on demand.
