About Austin Pavement Co.

Commercial pavement maintenance, built for property managers who care about documentation, compliance, and follow-through.

Why we exist

Most commercial property managers have the same story about pavement vendors. A contractor walks the lot, scribbles a number, and disappears until the invoice. There's no condition report, no documentation of what was wrong, no record of what was used. When something fails — or when an auditor asks — the property manager is left holding the bag.

Austin Pavement Co. exists because property managers deserve a vendor who acts like a partner. Someone who shows up when they say they will, communicates proactively about weather and access, leaves a written record of the work, and respects that the property manager's time is worth more than chasing a contractor's voicemail.

The pavement industry rewards speed, low bids, and verbal commitments. We've built our company around the opposite: documented assessments, line-item quotes, compliant materials, and completion records. That's a higher-cost way to operate. It's also the only way to give property managers something they can actually defend in an ownership review.

Our standards

  • Compliance-first

TAS / ADA, fire code, and Austin's high-PAH sealant restrictions are built into how we scope work — not afterthoughts.

  • Documentation by default

Aerial assessments, photo reports, completion records, and material data on file for every project.

  • Materials transparency

We publish what we use, why, and what each material is rated for. No spec swaps after approval.

  • Proactive communication

You'll know about weather windows, traffic-control plans, and access requirements before the crew shows up.

Who's behind it

Tyler Higgins, Co-Founder of Austin Pavement Co.

Tyler Higgins

Co-Founder

Tyler previously built and sold a commercial pressure washing company in Lexington, KY — running two trucks and holding top local SEO rankings. That experience taught him what property managers actually need from a maintenance vendor: documented work, reliable scheduling, and a point of contact who answers the phone.

Daniel brings operational and financial leadership to Austin Pavement Co., managing the business infrastructure that lets the field teams focus on execution. His background in business operations ensures every project is resourced, scheduled, and delivered on budget.

The team approach

We deliberately don't build the company around a single field foreman whose schedule becomes the bottleneck. Austin Pavement Co. leverages an operations infrastructure — scheduling, dispatch, materials sourcing, and reporting — that lets multiple crews respond fast without sacrificing quality. That means consistent execution across projects, predictable scheduling, and a documentation pipeline that doesn't depend on whoever happened to run that particular job.

For property managers, the practical effect is simple: faster response, consistent crews, and the same standard of work whether your project is a single retail pad or a multi-property portfolio.
