What is fire lane striping?
Fire lane striping is the painted curb, lettering, and surface markings that designate fire access lanes around commercial buildings. The City of Austin enforces fire lane requirements under the 2021 International Fire Code (IFC), which requires that all fire lanes be clearly identified, properly painted, and maintained legibly throughout the life of the property. Texas Occupations Code §2308.251 also gives property owners specific authority and responsibility for fire lane enforcement on private property.
Fire lanes aren't optional decorative paint — they're life-safety infrastructure. A blocked fire lane during an emergency can cost lives and expose the property owner to significant liability. They're also routinely inspected, and a failed inspection can lead to citations and certificate-of-occupancy issues.
Properly installed fire lane paint and lettering should remain clearly legible for 2 to 3 years in normal commercial conditions. After that, fading and chipping reduce visibility and need to be refreshed.
